For buyers

Look past the view.

The view gets your attention. Access, water, septic, and the permit history deserve the next look. Peter’s construction experience helps bring those questions into the buying conversation early.

  • Start with the road and the systems. What do the records say about access, the well, septic, and electrical service? What still needs verification?
  • Look at the work ahead. Discuss condition, fire exposure, and your building plans—and identify the inspections, agency checks, and specialists you need.
  • Make an informed next move. Work through an offer, due diligence, and the transaction through Dalton Wade, Inc.

For owners

Thinking of selling?
You don’t have to fix everything first.

A property does not have to be listing-ready to start a conversation. Before spending money on improvements, talk through what needs investigation, what may be worth doing, and whether selling as-is fits your goals.

  • Start with your situation. Your timing, the property’s condition, and what you want from a sale shape the plan.
  • Weigh preparation against selling as-is. Discuss repairs, presentation, and the questions buyers are likely to ask. Improvements do not automatically pay for themselves.
  • Build a selling plan. Discuss pricing, marketing, disclosures, and listing representation through Dalton Wade, Inc. See your selling plan below.

Send the address and what you’re considering. You do not need a finished plan—or a finished property.

For sellers · From preparation to offers

Your selling plan.

A clear plan for your property, your priorities, and your timing. Here’s how Peter helps you prepare, bring the property to market, and make informed decisions along the way.

Discuss selling your property

Start with the address and what you’re considering. Any PB Construction work is optional and separately agreed.

  1. Decide what’s worth doing.

Walk the property and set preparation priorities: repairs worth considering, cleanup that improves presentation, and work that can wait. Weigh the cost and timing against selling as-is before you spend.

  2. Put the property’s records together.

Organize available permits, well and septic records, access information, utility details, and improvement history. Identify unanswered questions early so buyers know what’s documented and what still needs verification.

  3. Show how the property works.

Plan professional photography, video, and appropriate aerial views around the features that matter. Give buyers a dedicated property page with the layout, improvements, and useful details beyond the listing summary.

  4. Bring it to the right audience.

Agree on pricing and a launch plan, publish through the MLS and major property websites, and introduce the listing to agents working with likely buyers. Coordinate showings and property tours, then follow up on interest.

  5. Keep you informed every week.

Review inquiries, showings, buyer feedback, and recommended adjustments together. As offers arrive, work through the terms and next steps with Peter through Dalton Wade, Inc.
